A new study by the Professional Facility Managers Association (PTYD) shows that monthly building maintenance fees (aidat) in Istanbul vary significantly between districts, with central districts bearing the heaviest burden.
The study covers more than 21,000 complexes, apartment buildings and residential towers and more than 1.5 million independent units.
Most and least expensive districts
According to the study, Beşiktaş, Beykoz, Sarıyer, Zeytinburnu and Şişli have the highest monthly fees, while Adalar, Çatalca, Fatih, Arnavutköy and Silivri are the cheapest. Average monthly fees:
- Beşiktaş: TRY 13,134
- Beykoz: TRY 11,340
- Sarıyer: TRY 11,214
- Adalar: TRY 645 (lowest)
Reasons for the wide gap
According to PTYD chairman Ozan Özen, the gap is due to:
- Higher property values in central districts
- The range of services provided
- The large, complex operating structures of luxury complexes
Some small buildings charge TRY 50 a month, but in luxury complexes with services such as multiple daily rubbish collections, on-site car wash and technical support, monthly fees can exceed TRY 62,000.
“Fee migration” in Istanbul
The PTYD study reports a phenomenon called “migration due to fees”. Many residents have moved from central districts to more affordable areas such as Pendik and Büyükçekmece because of high costs. According to the data, more than 117,000 households in Istanbul moved in 2025 due to rising maintenance fees and rents.
