According to a study by property valuation firm EVA Gayrimenkul Değerleme, since the outbreak of war in the Gulf region, home purchases abroad by Turkish citizens have declined, while foreign investors’ interest in the Turkish property market has grown.

The report shows that the share of Gulf countries in property purchases by foreign investors in Türkiye has risen significantly.

The study, which examined property investments made by foreign nationals in Türkiye over the past two years, found that the total area of property bought by foreigners in the first half of 2026 reached 397,256 square metres, compared with 431,439 square metres in the same period of 2025 — an 8% decline.

Despite the decrease in total area, the number of transactions rose by 4% year on year to 10,411.

Gulf countries, which account for a substantial share of foreign investment in Turkish real estate, recorded remarkable growth in purchases. Gulf buyers’ total purchases across all property types in the first half of 2026 reached 132,202 square metres, up from 63,196 square metres in the same period a year earlier — an increase of 109%.

As a result, the Gulf countries’ share of total foreign real estate investment in Türkiye, measured by purchased area, rose from 15% in the first half of 2025 to 33% in the same period of 2026.

By number of residential units sold, Russia remains the largest foreign buyer, holding on to its first place from last year. It is followed by Iran, Germany, Ukraine, Iraq, China, Azerbaijan, Palestine, Afghanistan and the United States.

By number of transactions, Istanbul attracted the most foreign property investment among Türkiye’s provinces, followed by Antalya, then Mersin, Ankara, Muğla, İzmir, Bursa, Yalova, Sakarya and Aydın.
